Everywhere in Arizona, rooted in Yuma
There's a difference between a lender that can lend in your area and a lender that understands it. Any licensed company can fund a mortgage in Yuma County. Far fewer know that a large share of local homes are manufactured, that agricultural income here arrives seasonally rather than in tidy monthly deposits, that half the neighborhoods in the Foothills fill up in November and empty in April, or that a buyer with PCS orders to MCAS Yuma may need to close from another state entirely.
Elite Mortgage was founded in 2021 by Gustavo Espindola, a Yuma native, to give this community a real alternative to out-of-town call centers. Because we're a broker rather than a single bank, we shop your file across multiple wholesale lenders — which usually means better pricing and, more importantly, a second and third option when the first lender's guidelines don't fit your situation.

What a local broker changes about your file
- Appraisal speed. We know which appraisers cover Yuma County and how far out they're booked. Appraisal timing is the number one cause of blown closing dates.
- Property type judgment. Manufactured, park model, acreage with well and septic, mixed agricultural parcels — we flag problems before you're under contract, not two weeks before closing.
- Income that isn't a salary. Farm income, seasonal harvest work, self-employment, BAH and BAS, retirement and asset draw-down. These require documentation strategy, not a form.
- Offer credibility. A local pre-approval that a listing agent can call and verify wins against an automated letter from an unfamiliar website.
- Language and access. Bilingual service, Saturday hours, and an office door you can walk through.
Yuma County isn't a generic housing market
Yuma sits in Arizona's southwest corner, at the point where the state meets both California and the Mexican border, and its economy runs on three engines: agriculture, the military, and seasonal residents. Each one shapes mortgage lending here in ways a national underwriter doesn't intuitively grasp.
Agriculture makes Yuma one of the country's most important winter produce regions, which means a substantial number of local borrowers earn income seasonally or through self-employment tied to the growing calendar. Documenting that income correctly — showing consistency across years rather than months — is often the difference between an approval and a denial.
The military presence at Marine Corps Air Station Yuma and the U.S. Army Yuma Proving Ground creates steady demand from buyers using VA loans, frequently on compressed timelines driven by orders. And every winter, the county's population swells with seasonal residents and winter visitors, many of whom eventually buy a second home here — a different loan product with different rules than the primary residence most lenders assume you're purchasing.
Understanding all three is not a marketing claim. It's the reason files close in about two weeks instead of falling apart in week five.
